Hurricane Season starts June 1

   Hurricane Season runs from June 1 – November 30

HURRICANE PREPARATION (pg 7,8)

  1. Hurricane season runs from June 1 through November 30.
  1. In preparing for a Hurricane, Residents must remove all items from the walkways and ensure that all windows and doors are securely shut and locked. 
  1. Residents who are absent during the Hurricane season should prepare their Unit and outside area for the hurricane season before departing the Cooperative Property. In the event they do not, they must designate a responsible firm or individual to care for their Unit for preparation for an expected hurricane and be responsible for overseeing the Unit in the event of hurricane damage. Residents are required to furnish the Business Office with the name(s) and contact information for such firms or individuals in writing by May 1 of each year.
  1. Residents are not allowed to send Association employees on personal errands or assignments during regular scheduled hours during hurricane season or at any other time.
  1. In case of an evacuation order from Broward County or another government agency, all Residents must evacuate the building. There are no exceptions.
  1. Violation of these procedures will result in a fine. Residents will also be charged for any expenses the Association assumes to secure a Unit for the well-being of the overall community during Hurricane season.
  1. Residents are encouraged to engage an “Away Service” in their absence.
  1. In the event of a hurricane with significant power outage, all perishable items will be removed from your refrigerator and the Resident shall be charged $50 for this service.

4/20/24 Updates

A lot has happened since the Annual Meeting so here is a positive update.

1. After reviewing expenses from 2023, there were some savings that we can use for the window project.  The cost was $60,000 and we are able to use these funds to complete the project.  So, no special assessment!   April 24 the crew will be back to finish the entire building. No more broken windows in 2024.  🙂

2.  We met this week with the three finalists for the concrete restoration project.  The company we like the most is a family-owned business that specializes in smaller projects like ours.  We think the cost will be closer to $200,000 for the entire project including the engineer fees. That is great news since we had bids as high as $300,000.  Flack’s is the company if you want to look them up.  The repairs will begin in July and weather permitting conclude in November before season.

3.  We have spoken with multiple pool companies and they assure us the pool resurfacing can wait another year with no concerns.  We also were able to find a reputable company to replace the equipment, resurface the pool and address the pool room for $92,000.  There is $30,000 in the reserve account to use for that project which is also great news.

4. We definitely have cost savings for all projects.  Our goal is to make modest changes to the property so we have funds at the end of the year to cover insurance and unanticipated expenses. Ideally to avoid an increase in our quarterly dues.  After three years on the board this is the first time I believe we have caught up on expenses and repairs.

to discuss traffic in SE harbor area

Please join Mayor Trantalis for a town hall meeting to discuss traffic concerns in the greater Harbour Inlet-Harbor Beach-Harbour Isles area.
The discussion will encompass the South Ocean Drive bridge replacement project, traffic signal synchronization in the area as well as area traffic on Southeast 17th Street and A1A. Transportation planners from the Florida Department of Transportation as well as local transportation agencies will be present with the mayor to answer questions.
The meeting will be held April 11, at 7 p.m. St Sebastian Church 2000 Marietta Dr.

WHAT: Pre-Construction Public Meeting
WHEN: Wednesday, March 13, at 6 – 7 p.m.
WHERE: St. Sebastian Church, 2000 Marietta Dr.

Construction is scheduled to begin April 12 and the duration of the project is expected to take one year. During that time, the bridge will be fully closed and not passable, with established vehicle and pedestrian detour routes.
