As we enter the final days of 2024….

Garbage vs Recycling – The following 4 items are NOT recyclable:
1.  Plastic bags
2.  Items contaminated with food debris
3.  Styrofoam of any kind
4.  Glass
These items must be placed in your garbage bag.

Please flatten all corrugated and cardboard boxes and plastic containers to save space in the recycling bins for all residents.

November 2024 Board Update

We are looking forward to seeing many of you as the 2025 season kicks-off with a lot happening in Fort Lauderdale.  Pier 66 is set to reopen next month and a new outdoor food court called Marina Village Bahia Mar recently opened.  The annual Holiday Boat Parade is coming up on December 14.

Here in the neighborhood, we see progress on the South Ocean Dr. bridge and as we understand it the project remains on schedule with the bridge set to reopen next spring.  That said, traffic can be challenging as it is routed in and out via Barbara Dr. so that is something to be mindful of when heading out for shopping.  Avoiding rush hour in the morning and evening is highly encouraged.

As many of you know, we continue with our mandated plans for the Concrete Restoration project. Once permits are obtained and we get closer to commencing the work, we will hold a special meeting to discuss the project timeline and specifics.  More to come on that.

We recently engaged in a significant pruning of the large foliage on the grounds and we think the property looks great!

As we think about next year, we encourage all to consider serving on the Board.  Prioritizing goals for the future of Lake Mayan is important and we are fortunate to have so many talented unit owners.  Serving on the Board is a rewarding effort and helps unit owners understand the unique challenges and opportunities we have.

SPECIAL Informational Meeting

NOVEMBER 7, 2024       3:00 PM

Topic: Lake Mayan’s Concrete Restoration Project

Date is contingent upon receiving permits and may need to be rescheduled.

The engineer who completed our Milestone Report and a Representative from Flacks, our concrete restoration contractor, will be on-hand to present pertinent information and answer questions.  The project will take approximately 4 months to complete.  Here are notes from the initial meeting.

Information from first Pre-Concrete Restoration meeting

September 25, 2014

Participants: Swaysland Engineer, Flacks Contractors, D. Santille, A Jones, S. Mills

  1. The project will start with weekly project meetings and then eventually transition to biweekly. (We will use the notes from these meetings to keep residents informed of progress/next steps.)
  2. The contractor will be using parking spots 56-60 for a staging area. This area will contain the trailer/storage unit, equipment/materials, portal toilets, etc.
  3. Swaysland emphasized that the contractor will NOT communicate with unit owners directly. All communication will be between the Board, Contractor, Manager and Swaysland.
  4. The contractor will have an initial crew size of six (6) crew members. This may be increased if needed.
  5. The contractor will mobilize scaffolding equipment for the majority of the project.
  6. The board will allow the contractor to work on Saturdays, as needed, with proper notice to the Board to make up work due to inclement weather days. This work will typically be low noise and involve mixing or placing materials or painting.

This has been a busy month keeping our facility maintained in good working order.  The following has been accomplished:

Fixed leak, replaced seals, cleaned and added freon to the AC system that keeps the electronics and hydraulics of the west end elevator working.  

Rebalanced and cleaned internal components to Lobby front entry door for efficient use.

Purchased 4 new fire hoses with appropriate couplers per county fire inspection: one per floor.

Purchased and Installed ADA compliant phone for East Elevator per code.

Recent Changes to the Board of Directors

On September 16th the Board met to fill two vacant positions after Patty Willis, our Vice President sold her apartment and Scott Mills, our President resigned.  We appreciate their efforts in support of our community and are fortunate to have Scott continue to serve the Association by overseeing the Concrete Restoration Project. Dan Francois and Donna Purdy were appointed to fill those vacancies.  Donna will take on the Presidency and Allen Jones will be the Vice President while Ally Kirk continues as Secretary, Gerard Fritz as Treasurer, and Dan as Director through the March Annual meeting.

  • Replaced wastewater pipes for Kitchen and Bath discharge in the “20” stack.  $6,400

Upcoming Projects

The Pre-Construction Meeting for the Concrete Restoration Project was held Sept. 25. The start of this work will begin in approximately three weeks, or around October 21, when final permits are projected to be issued.  The Board will be hosting a special meeting focused entirely on this project, most likely in early November, to provide details to our residents so we are aware of what impacts to expect throughout the Restoration period of approximately four months.  (The cost of this project is covered by the Special Assessment of this past spring).

At its meeting on Sept. 20, the Board hired Reserve Study of Ft. Lauderdale to undertake the final component of SB-4D; our state required Structural Integrity Reserve Study [SIRS].  For those unfamiliar with Reserve Studies, the company will determine those elements for which we must put aside monies for the repair/replacement of structural, mechanical, electrical and other items/systems.  These include items within our common property such as: roofing, flooring, foundations, plumbing, exterior painting and waterproofing, etc. or any item which has a deferred maintenance or replacement cost of at least $10,000.  We hope to have this study completed in time to help develop our budget for 2025.         Cost: $4,370

Communications

Lake Mayan is a treasure to its owners. The Board intends to increase communications to create awareness of special projects, new owners, planned initiatives, etc.  We hope you find this news sharing relevant and interesting, especially for those unable to attend Board meetings.


 

August 2024 – SB-4D Progress and Impacts

To keep our owners abreast of the news in South Florida Condo/Co-op markets, we wanted to share this update.  No action is required on your part, this is intended to simply share information.

As you may know, throughout Florida, Condo/Co-op associations are dealing with the sometimes overwhelming realities in responding to the SB-4D law and the news is laden with associations and individuals who are in crisis over its mandates.  Below is a brief history of how Lake Mayan has met the requirements of this law.

The Board of Directors has been addressing the mandated components of this Bill since it was passed in May 2022 meeting all deadlines as outlined in the law.    The initial criteria:
1. Completion of a Milestone Inspection Report by a FL licensed Engineer or Architect by Dec. 2023 (See LM website under “Association” for the complete report and associated cover letter)

2.  The next step was to address any structural issues which for us consists of “concrete restoration” which is currently underway, and which is being paid for through our recent special assessment.

3.  A final step will be the undertaking of a Structural Integrity Reserve Study (SIRS).

Our Directors over the past 2 years have worked hard to stay on top of these mandates.  Additionally, the Directors over the past many decades have maintained necessary reserves to fund building maintenance ensuring that Lake Mayan did not face insurmountable repairs as unfortunately other buildings are now facing. 

The focus of our Boards of Directors throughout the years on maintaining a sound and safe physical structure has put us in an enviable position when compared to the crisis some associations are facing.

Updates – July 26, 2024

1. The Window Repair project is now complete!

2.  The Concrete Restoration project, tied to our SB-4D Engineer Evaluation, is currently underway.

3. The Board of Directors’ Meeting for August is cancelled.  See you in September.
