New Tele-entry System

This is our new Tele-entry System.  Though it looks like the old system there are distinct differences. This system is part of the Board’s efforts to increase security.  It works via an app on cell phones.

Each unit may submit up to two owner’s names and cell phone numbers.

To ensure that our data base is correct, we are asking that all owners who want to use the system provide the office with those names and numbers by March 1.

 


New   “Wash off the Sand and Ocean Station”

We have a perfectly placed station to “Wash off the Sand and Ocean” inside the property by the northeast gate (closest to Lago Mar). 

When entering our property from the beach, please use this station to remove sand and saltwater from bathing suits and feet.

Please remember to turn off the hose nozzle after each use.

 


 

2/1/24 Window Evaluation Update, Feb BOD mtg

Window Evaluation Status

The review of each apartment’s windows began this morning.  Unfortunately, only the first floor was completed before the contractor was called away for an emergency.
The process will begin again tomorrow morning Feb. 2. starting at  8:30 AM  with apartment 201.
Please note: the contractor is attaching blue tape to some of the windows.  This tape has one or more letters on it to inform the repair personnel on exactly what type of repair is required on that window.

Please DO NOT remove the pieces of blue tape!

Feb 2 Board of Director’s Meeting

The Board of Director’s meeting scheduled for Feb 2, is cancelled.

 

Welcome Back for the 2024 Winter Season

1. As a general reminder please keep your exterior doors closed to prevent termite infestation in the building. Additionally, due to wind 💨 our doors and frames can be severely damaged. Please be a good neighbor and respect the property. 2. We are installing a foot 🦶 washing station near the East-end gate of the property. This is to help with sand accumulation in the pool to protect the system and our owners and guests. There will be a hose attached so you can easily wash off the sand from the beach. 🏖️3.  5 contractors were here on the 23rd to inspect and prepare quotes to meet our obligation for SB-4D concrete restoration. Quotes will be coming in for review over the next several weeks. 4. The building has been evaluated for security cameras 🎥. We will be getting a quote to assess cost and installation.  To cover the property entrances,  parking 🅿️ and trash 🚮 rooms we will require 12 cameras. 5. Please don’t forget to update your phone numbers and emails with Donna via email- businessoffice@lakemayan.com. We need them to complete the installation of our new front door entry system.  Due date in February 2nd.5.  Lastly, many of our windows 🪟 are in need of immediate repair. We have spoken with the window company and he assures us the windows are good quality but due to sand and salt erosion from the elements, the parts wear out. That said, there are currently 23 of the 63 units requesting repairs. We also are in need of screen replacement throughout the building.  As you can imagine this will be a costly undertaking that we will attempt to the absorb cost through funds from our special maintenance account. Please do the right thing and respect our budget constraints when requesting repairs.**The ask is for phase one of the project is to repair the most critical windows in each unit. The process for repair will begin on the 1st floor of the building and work our way up from there. I am meeting with the contractor to discuss timing to begin as early as next month.  You will be notified when we will need access to your unit and expectation for removal of blinds and window coverings. This is the responsibility of the owner.

New Main Lobby Video Entry System

Our front door entry system is in need of replacement.  I am excited to announce we will be upgrading the technology to include a video surveillance component so that when you remotely give access to the building you will be able to see the person calling you from the front door.
This feature is part of our initiative to enhance the security of the building for all residents. We have deliveries throughout the day and night so we need to update these security solutions for the building’s residents.
The picture included is what you will see on your cell phone when the caller contacts you. This unit includes a dial directory for the unit number and up to two numbers assigned to the unit. For example- unit 311, Scott Mills or Matt Duffy with each having their own number.
Finally, we plan to have the system installed next week so request that you let Donna Santille know if your phone number or numbers have changed and update her accordingly.

Jan. 10, 2024 – Tele-entry Access Issues

For those who rely on our “Tele-entry” system to provide access for cleaning personnel, delivery personnel, and other outside personnel as needed, please note: The system is not functioning at this time.
We are working with technicians to bring the system back online as soon as we are able.
In the meantime, to ensure access to the building:
1. Make sure you take your keys when you leave the building!
2. Provide your personal phone number in advance to those who require access to your apartment so they may call you directly and you can meet them at one of our entrances.
We will notify you once this problem has been rectified.

The 2023-24 Winter Season Begins

The Office will be closed for the Christmas Holiday December 20-26 and will re-open on December 27

 

 

 

East End Disposal UpdatesWith the arrival of our seasonal owners and lessees, the East End garbage chutes on floors 2 & 3 are now open as well as the dumpster on the first floor. 
Recycling bins are located on the first floor just outside the laundry room. 

 

General Disposal Reminders for all ResidentsPlease remember that ALL GARBAGE must be in a garbage bag that is tied off to help ensure that the contents being disposed of stay inside the bag reducing the potential for uninvited vermin to enter the property.  RECYCLING items must be free of any food contamination and ALL Boxes must be flattened to fit the containers.  No plastic bags allowed.
