FPL Electricity Disruptions Nov 1 and 9

FPL has currently scheduled power line work for our area overnight Wednesday, November 1 and overnight Thursday, November 9.

Each of those nights, power will be shut off at approximately 11:00 PM and last for 3-4 hours.

Weds, Nov. 1, they will work on the east side of our complex and Thurs, Nov. 9, they will work on the west side.  The purpose is to allow them to continue their equipment upgrades.

Owners, please remember to inform your lessees and guests about these outages.

October 2023 – Fire Inspection & Boat Show – Impacts

Fire Inspection at Lake Mayan 

On Wednesday, October 25 personnel from the City of Ft Lauderdale Fire-Rescue Department will be testing the fire alarm, emergency generating system, and inspecting the fire extinguishing apparatus in our building beginning at 9:00 AM.  This review will take approximately 3 hours. Expect the following disruptions:

      * There may be momentary pause in power as the transfer from Normal to Emergency power takes place.

     * Expect to hear the fire alarms repeatedly throughout the morning as the pull stations are checked.


Boat Show Traffic Advisory  (Weds. Oct. 25 – Sun. Oct. 29)

SE 5th Street between Seabreeze Boulevard and North A1A will be closed to allow for a bus stop location specifically designed for the show. It will run between SE 5th Street and the Broward County Convention Center.  Patrons are directed to use the Broward County Convention Center parking garages to attend the event.  From the convention center attendees may use either the bus system or the Water Taxi to visit the other two locations for the show.  

The downtown parking garages and the parking garage at the Galleria Mall are also designated parking locations for patrons of the event to park and ride the Water Taxi as well.  Additionally, four locations have been designated as pick-up/drop-off sites for rideshare companies which are close to the event’s main entrance but off the roadway so as not to block traffic.  This new plan will help to eliminate many drivers on the barrier island but motorists commuting throughout this area should anticipate increased vehicular traffic.

September 2023 Updates

Planning for Required Upgrades

Board Members are currently in discussions with contractors about resurfacing our pool.  The second focus of pool improvement is replacement of the pump room to remedy on-going issues with our aged equipment which has caused shut-downs over recent years.
As part of SB-4D the Board will also be reviewing bids for additional required repairs on the property and make appropriate choices based on their fiduciary responsibilities.

New Housekeeping Personnel

With Zio’s recent retirement, we have hired new staff member, Cecilia Gonzalez, who will be working one day per week from 9-3.  Please be mindful that there may be wet floors in various locations throughout the day.
Also note: the new contract does NOT include cleaning out private refrigerators during periods of extended power outages (such as during or after hurricanes).  This is an owner responsibility so remember to have yours empty prior to vacating your apartment and to inform your guests/lessees.

Apartment Renovation Process

To assist you as you start any planning for renovations to your apartment, we have the organizer sheet that you will need on theForms section of our website.  Please note that the approval process takes approximately 6 months (to obtain schematics and permits for approval) so you should factor that into your schedule.

 New “Standpipe” per FLFD

As required by the results our 2022 Fire Department Inspection, a new standpipe was installed recently on the west end of the building.  This pipe provides the connections necessary for the fire fighters to obtain water in case of fire. 
This project was completed based on selected bid at a cost of $9,000.


Suggestion to Owners – Guest/Lessee Handbook

We encourage all owners to prepare a handbook for their Guests/Lessees in order to avoid problems for you as the owner. 
The basic “Short Form” of the Rules and Regulations should be provided to them at the very least and it may also be a good idea to ensure they understand the correct way to dispose of garbage as well as what and how to recycle.  This will go a long way in ensuring a positive community experience for all residents. 

August 2023 Updates

Security Fencing and Seawall

The security fencing on the East End of the property has been replaced. A new component of this project is the inclusion of a dog relief area. The west end has also been reinforced to improve security by the vacant lot.
The Final Inspection of the Seawall, Dock, and Boat Piers has been completed.  We are pleased to report that all parts of this project passed all code expectations, and the concrete has been sealed.

New Members

We welcome the following members to our Lake Mayan community: Karinna and Marc Benou and Denise Stires, new owners of Apt #210.

Pool and Pool Deck Use and Care   

Our beautiful pool is only as healthy as the way we care for it.  While the warm weather can cause problems we can’t control, there are many other issues that ALL users do have control over, specifically:
*NO FOOD is allowed inside the pool fence
* All users are expected to SHOWER prior to entering the pool. This is especially critical for anyone who has been on the beach or in the ocean as sandy feet and “sandy/salty bathing suits” carry organic matter that can contribute to the development of black algae.

Please remember to follow all posted pool rules to
help prevent pool closures.


Recycling Concerns > Budget Impact

Incorrect Recycling is costing us $$$We are subject to fines of $79 /yard when our containers are contaminated with food/liquid waste and up to $260 each time we overfill a container.
All material must fit inside the container and lids must be fully closed to avoid these charges. If they take away our recycling, our dumpster collections will double along with our costs!  Please follow these THREE BASIC RECYCLING RULES:
RULE 1  
Recycle CLEAN bottles and cans as well as paper and folded cardboard or corrugated cartons.  Save space and crush your plastic bottles.
RULE 2
Keep food and liquid out of your recycling.
RULE 3
No loose plastic, plastic bags, and
NO Bagged recyclables.                                               
Garbage belongs in the dumpsters, NOT in recycling.

Seasonal Closure: East End Dumpster and Recycling Bins – 5.25.23

Commencing Thursday, May 25, the Trash Dumpster and Recycle bins at the east end of the building will not be available for use.  The chutes will be locked on the second and third floors.

Please take all garbage and recyclables to the West End dumpster and recycle bins.
